New Listing Count by month & year is a leading indicator of the housing inventory which shows how the supply side trends. Year over Year Change each month takes out seasonality  and shows how the market is  trending over the years.

Median List Price has inched up gradually after the post GFC bottom in 2011. The growth until 2019 has been more orderly, and the pandemic induced housing, fiscal macro conditions have resulted in price appreciation that is extraordinary.

As with the Median List Price, the Median Sale Price follows the same trend lines.  A constant and reasonable price appreciation after the post  Great Financial Crisis bottom, a sudden surge in prices due to pandemic induced conditions. The Feds inflation fight in the second half of 2022 shows in the price declines after its peak

DTO - Days To Offer is an interesting market indicator showing the heat in the market. When inventories go so low properties are snatched by buyers in bidding wars typically in the first weekend open houses after their listing.  It takes a week or more for the property to go into pending but any indication of DTO within 10 days show that the property is red hot and sellers have the unequivocal upper hand in such a market.

Housing inventory can be measured in Active Listing Count at a given point of time or the months supply of current active listings at pace of sales activity at a given point of time. The waves in the graph below is due to seasonality but the overall trend is indisputable and it shows how low the supply went which gave way to the unreasonable price appreciation since 2020.
